Asheville Buncombe CLT's mission is to provide permanently affordable homeownership opportunities for low-income individuals and families in Asheville and Buncombe County. After a lengthy community planning process we are now hiring a part-time Interim Executive Director to lead this brand-new organization into the important work of acquiring and stewarding properties for permanent affordability in our City and County. This position will be eligible to apply for the Full Time Executive Director position of the ABCLT when that position becomes available. Position Summary: As ABCLT's first paid staff, the Interim Executive Director will be focused on identifying real estate appropriate and available to become the first ABCLT stewarded properties, and securing funding for the organization. The Interim Executive Director will initiate the process to recruit and educate the first cohort of ABCLT homeowners. This work, and the work of a permanent Executive Director, will require establishing, building and maintaining relationships with key partners, developing and maintaining ongoing funding for capital and operational organization budgets, securing and stewarding properties for the purpose of permanently affordable housing, community and membership outreach, communications, and events, hiring and management of additional staff as needed, and the recruitment and successful placement of residents in ABCLT housing and programs. This role also entails the development of any and all additional internal policies, practices, documents, and programs necessary for the successful functioning of the ABCLT in coordination and collaboration with the ABCLT Board of Directors and organizational partners and volunteers. As the ABCLT is a newly formed nonprofit organization the Interim Executive Director will be expected to develop the organization's capacity and sustainability including securing funding for a permanent position after the first six months and beyond. Roles and Responsibilities (including, but not limited to the following): The Interim Executive Director is responsible for providing start-up project pre-development, funding and outreach support for the Asheville Buncombe Community Land Trust (ABCLT) Assist the Board with developing and implementing its business plan and budget that will lead to the first ABCLT homeownership opportunities. This will include a medium to long-term strategy that supports ABCLT stewardship of both new development and existing homeownership properties. Locate and secure appropriate land or housing that, if funding is successful, would result in the first properties in the ABCLT affordable housing portfolio. Lead initial project funding efforts including making applications for project development activities, and partnerships that can result in concrete commitments for ABCLT homeownership. Research, prepare, and submit applications for grants and other funding from local and non-local public, private, and philanthropic support for the organization. Manage partnerships, contractors and professionals assisting ABCLT in an official capacity, including but not limited to affordable housing developers, engineers, real-estate professionals and lawyers. Develop and maintain key partnerships and participation in collaborative initiatives which serve to further the mission and practices of the ABCLT. Recruit, hire, train and supervise an Outreach Specialist. Manage the day to day operations of the organization and oversee all its regular activities. Personal Qualities: A suitable candidate for this position will have a strong equity lens, a working understanding of current and historic systemic barriers to affordable housing and how those barriers have disproportionately impacted some demographics more than others. This candidate will operate with a high degree of honesty, integrity, and personal responsibility, and will naturally share the stated values of the ABCLT. The candidate will perform the functions of their job with an eye for detail, and will strive for excellence in all areas of professional conduct. Finally, the candidate will be a skilled communicator both in written and oral expression, demonstrating careful consideration and general respect to all organizational partners, residents, staff, Board, and the community at large. Required Skills and Experience: Non-Profit Management (5 or more years) Four-year degree in a related field Professional Communications (written and oral) Real estate development or financing Financial Oversight and Reporting Grant writing, grant management, and reporting Staff and Contractor Management Public Speaking Professional Materials and Presentation Development Computer Literacy including all Microsoft Office and Google programs Marketing and Outreach Program Development Project Management Affordable Housing and/or Community Development Advocacy Collaborative Initiative Participation Outreach experience working with diverse communities and a demonstrated commitment to social justice issues. Preferred Skills and Experience: Community Land Trust Management Policy Development Bi/multi-lingual including Spanish Business or Non-profit Start-up Federal grant writing, management, and reporting Nonprofit Executive Director Racial Equity Training Community Organizing Collaborative Initiative Development Member Recruitment and Management Real Estate Lending Real Estate/Property Management and/or Maintenance Supervision: This position will report to the ABCLT Board of Directors and will have direct supervisory responsibility over other staff members. This position will be expected to maintain strict confidentiality according to ABCLT organizational policies and practices. The Executive Director requires access to confidential information including members' financial histories and personally identifiable information. This position will have access to company funds and will have authority to authorize contracts and approve payments. Compensation and Benefits: Salary is to be paid for a half-time position, within a range of $36,000-$40,000/year dependent on experience. No benefits outside of paid federal holidays are provided at this time. This position is anticipated to be approximately a six month position, until a Full Time Executive Director is hired. The Interim Executive Director is welcome and encouraged to apply for the Full Time Executive Director position once it is posted. A $60/month cell phone stipend will be provided, and mileage for use of a personal vehicle based on the federal rate. Working Conditions: This position requires prolonged periods in a seated or standing position in a normal office environment with acceptable lighting, temperature, and air conditions. Occasional light lifting (up to 20 pounds) and walking outside through construction sites in less-than-optimal temperature conditions will be required.
